    New York is really five or six markets stacked under one state name. New York City and the inner suburbs (Westchester, Nassau, Suffolk) hold most of the population and drive premium pricing on every trade. Roughly 30% of New York's housing was built before 1940, which makes electrical-panel upgrades, plumbing replacements, lead-safe renovation, and old-roof work an endless pipeline.     New York licensing is unusually fragmented because most contractor regulation happens at the city or county level rather than the state.     Upstate is a different country. Buffalo, Rochester, Syracuse, and Albany run on lower median home values, much cheaper click costs, and a more conservative homeowner.
